Architecture

The Modern Landmarks

Orange County isn't a modernism footnote. Schindler, Neutra and Pereira all built here — and the buildings that made the county modern are still standing.

The story

Three masters, one county

The story starts early: in 1926, Rudolph Schindler finished the Lovell Beach House on the Balboa Peninsula — a house architecture historians still rank among the most important in America.

Richard Neutra followed with a run of civic and commercial work — a medical campus in Newport Beach, a drive-in church in Garden Grove, a courthouse in Santa Ana, and the Huntington Beach library his son Dion completed. And William Pereira drew the 1963 master plan that became UC Irvine and, around it, the city of Irvine itself.

None of these are for sale. All of them tell you what kind of place this county quietly is.

The six stops

A modernist's tour of Orange County

Every stop is a real building you can stand in front of — and each anchors a neighborhood worth knowing.

1926 · Newport Beach

Lovell Beach House

Schindler's concrete-frame masterwork at 13th and Ocean Front, on the National Register since 1974. Still a private home — admire from the boardwalk.

1963 · Newport Beach

Mariners Medical Arts

Neutra's garden medical campus on Westcliff Drive, meticulously restored in 2023 — fountains and all — and still seeing patients.

1961 · Garden Grove

The Drive-In Church

Neutra's sanctuary where Rev. Schuller preached to parked cars, plus Dion Neutra's 1968 Tower of Hope — both restored on today's Christ Cathedral campus.

1968 · Santa Ana

The County Courthouse

Richard and Dion Neutra's twelve-story Central Justice Center, famous for motorized gold louvers that tracked the sun.

1975 · Huntington Beach

Central Library

Won by Richard Neutra weeks before his death and finished by Dion — indoor fountains, a spiral ramp, and a city's living room in Central Park.

1963 · Irvine

Pereira’s Irvine

William Pereira's wheel-shaped UCI campus and the village master plan around it — the reason Irvine works the way it does.

Why it matters to a buyer

Landmarks make neighborhoods

Mariners Medical Arts anchors Westcliff and Dover Shores. The Lovell house sits on a walkable Peninsula block. The library is the heart of Huntington's Central Park. Pereira's plan is why Irvine's villages feel the way they do.

Buying near great architecture isn't sentiment — these are exactly the neighborhoods that hold their value.
