What we mean by modern

Four Kinds of Modern

Modern is not one thing in Orange County. These four trade differently, appraise differently, and attract completely different buyers.

01

The mid-century original

Post-and-beam, clerestory glass, an atrium or a courtyard, and a roofline that means something. Original detail is the value; a bad remodel is the risk, and it shows up in the price.

02

The architect-designed custom

A one-off house on a specific lot, built to a drawing. These are the hardest to comp and the easiest to underprice, because nothing on the street looks like them.

03

The coastal contemporary

Glass, water, and a view corridor that the plan is organised around. The site is usually worth more than the structure, and the buyer pool is national.

04

The renovated modern

A good bones house brought forward. Whether that reads as respectful or as erasure is the whole conversation — and it decides the number.

Where they are

Modern, by City

Modern architecture in Orange County is clustered, not spread. These are the cities where it is actually worth looking. Every tile opens live listings.

The signature neighborhoods

The Neighborhoods, by Name

Orange County's modern housing came from a handful of builders and architects, and each left tracts you can still buy into. Nine guides — the history, the architecture, and what to check before you make an offer.

Modern, Explained

Four guides, one for each way people actually arrive at these houses. Architecture covers what each kind of modern is and where Orange County keeps them. Home living covers owning one well — the flat roof, the radiant slab, upgrading without erasing the design. Luxury covers how the top of the market really trades, including the part that never goes public. New construction covers buying a new modern house, or building your own.

I represent architecturally distinctive homes across Orange County — and I have owned the kind of property I sell, which is a different thing from having read about it.

My work started in the urban market: lofts, live/work and modern condos, at OrangeCountyLofts.com. Modern single-family is the same instinct on a bigger lot. If you own one of these houses, or you want to, you will get a straight answer either way.
