New Construction
Orange County is essentially built out, so almost everything new here goes on a lot that already had something on it. Small market, bought and sold differently.
Buying
Three things decide whether a new modern house is worth its price — and none of them are on the spec sheet.
Spec quality here runs from exceptional to lipstick, and the tell is what you can't see: the window and door package, waterproofing at the glass, how the roof drains.
A lot of “modern” new construction is a conventional house with flat trim and black windows. The real thing shows up in the plan — how rooms relate, where light comes from, whether inside and outside share a floor level.
New construction carries obligations resale doesn't. Worth reading before escrow rather than after the first rain.
Building
The other route is to buy a house for its land — the tired one on the good street — and build what you want. Longer road, and it needs a team: an architect, a builder, and in most cities a planner.
My part is the real estate part. I find the lot, get you accurate information early, and tell you honestly when a parcel is the wrong one.
What I will not do is tell you what a city will approve. Zoning, setbacks, height limits and design review vary city by city in Orange County, several are charter cities with their own rules, and state housing law changes often. Anyone who gives you a confident answer about that in a marketing brochure is guessing. The right answer comes from your architect and the city's own planning counter, in writing, before you commit — and I'll make sure that conversation happens early rather than late.
Selling
A new modern house marketed like an ordinary listing sells for ordinary money. What moves the number: photography shot at the hour the light does what the architect intended, copy that names the materials instead of counting bedrooms, a comp argument documented before the appraisal, and distribution past the MLS.
