Behind the red-brick wall: nearly 3,500 homes, built 1956–62 as the largest master-planned tract Orange County had ever seen. Sold new for $17,000. Not anymore.
The story
Ross Cortese bought his land from the old Bixby Ranch and started building in 1956; the first families moved in by June 1957, and the last homes finished in 1962. Marketed at 3,500 homes, it was billed as the largest development yet built in Orange County — and it still reads as one piece, ringed by its signature red-brick wall.
The homes sold new for $17,000 to $20,000, on eleven base floor plans with names like Yale, Salem, Farmhouse — and the Starlite, the most modern-looking of the family. Cortese went on to build the Leisure Worlds; Rossmoor is where he learned how.
Honest framing: this is mid-century master-planning more than mid-century modernism — most plans wore Early-American dress. The bones underneath are pure 1950s California ranch.
Rossmoor today
Almost nothing here is original anymore — decades of expansions and second stories. You're buying the lot, the schools and the plan as much as the house.
Rossmoor is unincorporated county land next to Los Alamitos — its own service district, its own identity, and famously attached to its school boundaries.
One of the highest-turnover 1950s tracts in the county, with remodeled homes now trading past $2M. Original prices were $17,000.
Under the remodels sit eleven identifiable plans. Knowing which one a house started as tells you what an expansion did to it — and what a restoration could recover.
Nearby
Rossmoor anchors the county's quiet northwest corner — minutes from Seal Beach, Long Beach and the 405/605 interchange, which is a commuter's way of saying: closer to everything than it feels.
