What we mean by modern
Modern is not one thing in Orange County. These four trade differently, appraise differently, and attract completely different buyers.
Post-and-beam, clerestory glass, an atrium or a courtyard, and a roofline that means something. Original detail is the value; a bad remodel is the risk, and it shows up in the price.
A one-off house on a specific lot, built to a drawing. These are the hardest to comp and the easiest to underprice, because nothing on the street looks like them.
Glass, water, and a view corridor that the plan is organised around. The site is usually worth more than the structure, and the buyer pool is national.
A good bones house brought forward. Whether that reads as respectful or as erasure is the whole conversation — and it decides the number.
